Essential Qualification and Experience

Candidates should meet the prescribed educational and professional requirements, including:

• Degree in B.E. (Civil), B.Arch. or LL.B. with PG in Management, or PMP/MBA with B.E., along with 5+ years of Reliability Program Manager or equivalent experience.
• Alternatively, a Bachelor’s Degree or 2+ years of experience with Amazon.
• Experience working with computers, including MS Excel, Word and Office.
• Significant exposure to industrial, commercial and retail real estate.
• Significant transaction management experience, including closing agreements, conducting due diligence and negotiating commercial terms in accordance with corporate policies.
• Strong knowledge of construction, budgeting, valuation and scheduling of large construction projects.
• Asset management experience involving property and buildings, including acquisition, disposition and lease administration.
• Knowledge of financial analysis techniques, including discounted cash flow and capital budgeting.
• Understanding of real estate trends, best practices and the vendor marketplace.

Roles and Responsibilities

The selected candidate will be responsible for:

• Delivering the real estate requirements of the assigned region in line with Amazon India’s overall warehouse and storage strategy.
• Monitoring and managing large construction projects.
• Developing and managing a capable team to deliver Amazon’s real estate requirements.
• Building strong relationships with developers, property consultants and government officials in the assigned geography.
• Managing zoning rules, development planning by-laws, master planning and land title due diligence.
• Coordinating with local stakeholders and government bodies to support Fulfillment Center (FC) expansions.
• Structuring and executing complex real estate transactions.
• Managing landlord relationships, negotiations and contractors.
• Escalating issues beyond routine operational matters.
• Managing stakeholders across different levels, both internally and externally.
